EICR inspections

Cwmbran, Newport and South Wales

An Electrical Installation Condition Report, or EICR, is a full inspection and test of the fixed wiring in a property: the consumer unit, circuits, sockets, switches and earthing. It tells you whether the installation is safe to keep using and what, if anything, needs putting right.

We carry out EICRs for landlords, people buying or selling a home, and businesses across South Wales, and give you a clear written report afterwards.

EICRs for landlords in Wales

The rules in Wales are not the same as in England. Under the Renting Homes (Wales) Act 2016 and the fitness for human habitation regulations that came with it, landlords must have the electrical installation inspected and tested at least every five years, and give contract-holders a copy of the report.

Rent Smart Wales licence holders must keep to these rules too. We can inspect empty properties between tenancies, or arrange access with your contract-holders.

What the codes on the report mean

Anything the inspector finds is given a code, so you can see at a glance what is urgent.

  • C1, danger present: a risk of injury now, made safe straight away.
  • C2, potentially dangerous: needs putting right as soon as possible.
  • C3, improvement recommended: not unsafe, but would bring it up to the current standard.
  • FI, further investigation: something needs looking into before it can be coded.

If the report is unsatisfactory

Any C1, C2 or FI makes the report unsatisfactory. We explain each item in plain English, put the remedial work in writing, and once it is done you get the paperwork to show the installation is safe. For landlords in Wales that is what you need to show the property meets the standard.

How often you need one

Rented homes in Wales need one at least every five years. For owner-occupied homes, industry guidance suggests every ten years and whenever a property changes hands. Shops, offices and other commercial premises are usually inspected every five years, and industrial sites more often.

Questions

01How long does an EICR take?

It depends on the size of the property and the number of circuits. A typical house takes a few hours. The power has to go off for parts of the inspection, so we agree timings with you or your contract-holders first.

02Do I need an EICR to sell my house?

It is not a legal requirement for a sale, but buyers, surveyors and lenders often ask for one, and it can stop surprises late in the process.

03Is an EICR the same as a landlord gas safety certificate?

No. They are separate checks. The EICR covers the fixed electrical installation. Gas appliances need their own annual safety check by a Gas Safe engineer.

04Does an EICR include PAT testing?

No. An EICR covers the fixed wiring. Portable appliances are checked separately with PAT testing, which we can do on the same visit.
